2008 INVESTMENT VISION
What is Meridian’s read on the state of the investment markets today?
In a nutshell, we are tremendously excited by the opportunities that we see presenting themselves.
From the coming wave of green development (which we see reshaping the industry over the next 3 to 5 years) to the movement toward increasing site densities being advanced by many of the municipalities in which we are investing... Our approach to real estate investing is straightforward and unwavering – we look for situations where ingenuity, talent, experience and a healthy dose of elbow grease can create significant movement in real estate values and generate superior returns for our investors.
Not to say that navigating thru a down cycle is easy, but with the right team at the wheel, markets like the one we are experiencing can in fact present unique buying opportunities. These are the circumstances under which terms such as “seasoned” and “experienced” become meaningful. Meridian’s principals have been active in the commercial real estate world for more than 20 years, and they bring that expertise in successful investing and managing in ALL points in the real estate cycle to the Company’s projects, investors and stakeholders.
In 2008/2009, Meridian remains committed to its laser-focused strategy of procuring opportunistic investments in economically viable geographic markets that are characterized by their exceptional workforces and educational, cultural and recreational resources. More specifically, Meridian is focusing its investment activity in the coastal markets of California, Hawaii, the Pacific Northwest and other select sub-markets in the Western and Southwestern United States. Through the team’s existing base of contacts and prior experience in these markets, Meridian will continue to bring a level of expertise and operational familiarity to its projects that will benefit its clients and partners, and facilitate its continued success and growth .
Within its targeted geographic markets, Meridian is acquiring right-priced properties that present nominal near-term rent roll (cash flow) risk, but which are strategically located and exhibit the potential for value enhancement through one or more of the following strategies: market repositioning; refurbishment, adaptive reuse or re-purposing; rent roll re-positioning through tenant credit enhancement, tenant right-sizing, or other lease restructuring techniques; and/or maximization of site utilization through redevelopment and/or expansion of existing facilities
Through its sister company, Meridian Green Partners, Meridian is also committed to being a pioneer among private investment companies in advancing the ball forward in the “greening” of our built environment. We are actively acquiring assets that present near-term opportunities for “greening” or sustainable development, including; vacant buildings which are immediate candidates for LEED certification through retrofitting and/or rehabilitation; occupied buildings with near-term rollover which are candidates for LEED certification through retrofitting and/or rehabilitation; or vacant land for ground-up, sustainable business parks and office building developments.
